Lead paint testing in Surprise, AZ

Lead paint testing in Surprise mostly concerns the Original Town Site, the square mile where Flora Mae Statler started the town in 1938. About three in four Surprise homes were built in 2000 or later.

Lead paint testing in Surprise’s Original Town Site

Statler subdivided that land for inexpensive houses for farmworkers, and Surprise incorporated in 1960. People have lived in the town site since the 1940s, and the city has worked on a plan to protect the neighborhood’s older character.

The rest of Surprise grew quickly from the 1990s on, including Sun City Grand, which the Del Webb Corporation opened in 1996 and finished in 2005. Fewer than 3 percent of Surprise homes predate 1980, by Census Bureau figures for 2020–2024, and the median home was built in 2005.

So for most Surprise homeowners, a lead test isn’t needed. It’s worth doing for pre-1978 houses and rentals in the Original Town Site, and for yards next to older buildings that are being scraped, repainted or torn down.

What we test in Surprise

In Surprise we inspect pre-1978 homes and rental units, most of them in or near the Original Town Site, test older buildings before renovation or demolition, sample soil in the yards around them, and take dust wipe samples once the work is finished.

Surprise questions

I live in Sun City Grand. Do I need a lead paint test?

Not for the house itself. Sun City Grand was built from 1996 to 2005, long after the 1978 cutoff for lead-based paint in homes.

We’re fixing up an older house in the Original Town Site. What should we test first?

The painted surfaces you plan to sand, scrape or replace, inside and out. If the house predates 1978 and a contractor is doing the work, the contractor’s firm needs EPA RRP certification and the crew has to work lead-safe, and a dust wipe test at the end checks the cleanup.
