Lead paint testing in Carefree, AZ

Carefree was laid out in the 1950s, and roughly one in three of its homes predate 1980. Lead paint testing in Carefree mostly concerns the houses from the town’s first two decades.

Carefree’s early houses and lead paint testing

K.T. Palmer and Tom Darlington planned Carefree in the mid-1950s. Lot sales began in 1955, home building started in 1958, and the town incorporated in 1984. Friends of the founders came up with street names like Easy Street and Ho Hum Road at a dinner party.

Most of Carefree’s pre-1980 homes date from the 1960s and 1970s, in American Community Survey data for 2020–2024. Anything built from the late 1950s to the mid-1970s went up before lead-based paint was pulled from the home market in 1978.

If an early Carefree house still has original painted trim, built-ins, doors or exterior wood, those are the surfaces to check before the next project.

What we test in Carefree

Lead-based paint inspections of early Carefree homes for owners and buyers, limited lead testing before a remodel, dust wipe clearance afterward, and soil sampling beside older painted walls.

Carefree questions

We’re selling a 1960s Carefree home. Do we have to test it first?

No. The federal rule has you disclose what you already know about lead-based paint and hand the buyer any reports and the EPA pamphlet, but it doesn’t make you test. If you do test before listing, the report goes into the disclosure and buyers see actual results.

Do you test the outside of the house too?

Yes. Exterior walls, fascia, doors and window frames are tested along with the rooms inside, and soil can be sampled near the foundation.
