Lead paint testing in Litchfield Park, AZ

Litchfield Park began as a 1916 company town for Goodyear’s cotton farms, and about a third of its homes were built before 1980, so lead paint testing in Litchfield Park is worth a look for many of its older houses.

Lead paint testing in Litchfield Park’s older homes

The Southwest Cotton Company, a Goodyear subsidiary, built the town in 1916, and it served as the company’s headquarters for decades. The Postal Service approved the name Litchfield Park in 1926, and the city incorporated in 1987.

The housing comes in layers: adobe houses that Goodyear Farms built in the 1940s, the landmark homes on Old Litchfield Road, 1960s and 1970s houses built after Goodyear set out to grow the town into a larger planned community, and neighborhoods built from 2000 on. More than half of the city’s homes date from 2000 or later, according to Census Bureau data for 2020 through 2024.

XRF readings don’t need a sample cut from adobe or old plaster, so there’s no patching afterward.

What we test in Litchfield Park

For Litchfield Park we inspect older houses before a sale, a remodel or repainting, test exterior paint and the soil along the drip line, and take dust wipe clearance samples after renovation.

Litchfield Park questions

We’re buying a 1960s home in Litchfield Park. What does the seller have to give us?

Three things: a disclosure of any lead-based paint or hazards the seller knows about, any lead reports they hold, and the EPA pamphlet. The rule also lets you have the house tested for lead before you’re committed to buy, though you can give that up in writing.

Part of our house is original and part is a newer addition. Do you test both?

We test the older part and note the addition separately. Paint on an addition from 1978 or later is rarely lead-based, but we can test any surface you’re unsure about.
